17 Hartwell Groundbreaking

LEXINGTON — On the morning of July 16th, Dellbrook|JKS celebrated the groundbreaking of 17 Hartwell Avenue, a new mixed-use complex by BXP, that will house 312 apartment units. The event was held in collaboration with project partners including CUBE 3 Studio (LLC).

Groundwork is underway for the 347,000 SF, slab-on-grade, five-story wood-framed building. The large-scale complex ranges from studios up to three-bedroom units and includes a dog park, playground, parking, and retail components. Adjacent to the building will be a 136,000 SF precast concrete parking garage designed to accommodate 364 vehicles. A 2,200 SF single-story retail building rounds out the program, offering ground-level activity and amenity space.

The project will meet Passive House Standards, requiring meticulous attention to air sealing, insulation, and thermal envelope detailing. To prioritize the building’s sustainability, sitework includes deep utility infrastructure, foundation preparation, and coordination of multiple building systems.

“Foundations are starting on Building A and the precast garage. We’re excited to see the project unfolding,” said Ryan Couepel, Project Manager at Dellbrook|JKS. “Our team is proud to partner with BXP, and it was great to celebrate the start of construction together”.

Dellbrook|JKS expects the project to be done by August of 2027.
