95 Everett is a new 88-unit multifamily development designed and constructed to meet rigorous Passive House standards. This seven-story apartment building comprises five stories of Type IIIB wood-framed construction over a post-tensioned concrete podium and totals approximately 99,000 square feet. The building includes residential units, amenity spaces, bicycle storage, a leasing office, and a ground- floor shell space intended for a future retail tenant. Six townhouse-style units are situated beneath the podium and framed with load-bearing metal studs and metal decking, adding a unique, street-activating residential typology to the project.
The building rises to a height of 70 feet from average grade to the roof, qualifying it as a non-high-rise structure. Construction activities encompass sitework, excavation and concrete foundations, the installation of a post-tensioned concrete podium, and five levels of wood framing above. The exterior facade integrates a mix of masonry and fiber cement siding, and the envelope is carefully detailed to meet Passive House air-tightness and thermal performance requirements. Interior construction includes high-efficiency MEP/FP systems, modern finishes, and Passive House detailing throughout.
This high-performance, energy-efficient residential project reinforces a commitment to sustainable urban development and contributes much- needed housing in a rapidly growing neighborhood.
