Site preparation for the residences on Hamilton Street, a 44,455 SF senior affordable housing project for Viet Aid, located within a residential Dorchester neighborhood, involves demolishing an existing house that contains asbestos, along with the removal of existing foundations and a garage. One-third of the excavation for the new foundation will encounter rock, and some support of excavation (SOE) will be necessary. The project includea a slab-on-grade foundation for the garage and part of the first floor. Another portion of Level 1 will feature a steel deck with a concrete slab. Levels 2 through 4 will be constructed using a wood frame. The building’s front faces north and includes a 13-car garage beneath about half of the foundation. The first level will feature amenity space and residential units, while levels 2 through 4 will be entirely residential. All 36 units will be one-bedroom apartments with shower baths.
The HVAC system will feature VRF heat pumps and a central energy recovery ventilator (ERV). A central hot water system will utilize a Sanco2 heat pump connected to storage tanks. Additionally, a fuel oil generator will be installed on the roof. The Hamilton Street building will be constructed to Passive House standards in compliance with Boston’s ordinances.
