This is a 40,000 SF fit-out of three speculative lab/office suites on the 3rd floor of an existing 4-story building. The first floor is partially occupied by restaurant tenants who will operate continuously during construction. Dellbrook|JKS fast tracked the owner’s demands of speed-to-market by utilizing a Design-Build MEP delivery method for the three speculative laboratory suites (60%/40% lab to office ratio). We are also upgrading MEP systems for the core & shell of the rest of the building to be lab-ready for future fit-outs. Substantial dunnage and MEP equipment & ductwork is to be installed at the roof. Scope also includes utility infrastructure upgrades of the water service, sewer services and electrical services
